We're delighted to present information and invite comments on proposals for 18 Zero Carbon dwellings off St. George’s Road.
Background
We're currently in the process of building new homes on land adjoining St George’s Road following permission in January 2020. Information below relates to the remaining one third of the southern end and we welcome comments on these proposals.

The Site
The site is sustainably located in relation to existing village amenities, facilities and the primary road network (A350 and A361).
The eastern and western edge of the site is bordered by residential development with existing homes screened by landscaping. New homes are orientated so not to overlook neighbouring properties.
Boundary hedgerows and planting will be retained and enhanced along the entire length of the southern, eastern and western boundaries.
Proposals
Newland Homes is a climate considerate developer and is committed to zero carbon homes for all our developments with a number of sites currently under construction in Wiltshire, Somerset and Gloucestershire.
Our proposals for new homes are designed with sustainability as a key consideration from the outset. In doing so we are able to provide zero carbon homes that far exceed the current energy levels of new build houses built to Building Control standards.

To meet this high level of energy efficiency, homes would adopt a highly insulated building fabric with photovoltaic panels. Heating and hot water is provided by air source heat pumps while electric vehicle charging infrastructure is provided across the site.
Mix of homes
A total of 18 homes with 2, 3 and 4 bedroom properties are currently proposed, consisting of bungalows, detached and semi-detached homes to offer a variety of housing types.
Affordable housing will be provided as part of the proposals allowing potential housing opportunities at more affordable levels for those who live locally or have been unable to purchase a property in the village.
Access to the site would utilise our existing access off St. George’s Road with all properties benefiting from off road parking.

Ecology
Ecological considerations have played a key role in the development of our design proposals with the inclusion of protected wildlife corridors across the site. In addition, the creation of varied wildlife habitats with areas of wildflower, wetland features and woodland planting will be included while retaining the existing boundary hedgerow to preserve existing habitat.
