Cheltenham Road East, Churchdown

Our planning application for 145 zero carbon homes at Cheltenham Road East, Churchdown has now been approved by Tewkesbury Borough Council.  It was a unanimous decision with committee members speaking very highly of Newland Homes and our approach to sustainability.

We’re currently completing preparatory works prior to commencing development.  First homes are expected to be released for sale in 2025.

Our plans show the delivery of 145 homes with 51 homes delivered as affordable housing, plus 7 self or custom build.  Homes will range from 1 to 5 bedroom houses and bungalows.  They’ll be zero carbon too, achieved by providing air source heat pumps for heating and hot water and renewable energy derived from solar panels.  This, and the high levels of fabric efficiency means our dwellings obtain an EPC rating at the top of ‘A’ (and even above),  well in excess of building regulation requirements.

Almost 50% of the site will be public open space, providing a meandering play area, meadow areas and woodland planting.  Proposed landscaping enhancements will provide fantastic ecology and wildlife benefits equating to a 34% biodiversity net gain for habitats and 15% for hedgerows.  This is considerably more than emerging standards of 10%.

 

Substantial CIL contributions will directly benefit the local community, with 25% specifically set aside for the Parish Council.  Contributions will be provided towards the local highways network, including the delivery of a new toucan crossing, local education provision, libraries, playing pitch provision and the local community centre.
