Tops Nurseries, Off Broadway Road, Mickleton

We are bringing forward our proposals for around 90, new zero carbon homes, with a mix of 1-5 bedroom homes at the Tops Nurseries site in Mickleton.

We are a trusted developer and will ensure a timely delivery and high quality design. Our approach to sustainability & quality far exceeds the levels offered by other options being put forward in the village.

The site has excellent connections to the village centre and the surrounding countryside.

Varying sizes of open market and affordable housing are proposed which will be zero carbon.

Site

The site is on the south western edge of Mickleton and will take access from Broadway Road (B4632). Traffic movements will be located at the edge of the village rather than local minor roads.

The site is currently used as part of Tops Nurseries and consists of horticultural buildings, some hard surfaced areas, woodland and grass fields. A residential bungalow is also part of the site.

Our previous development, known locally as Cotswold Edge – which was constructed in 2012, is to the north east of the site. Broadway Road is to the south east, with fields beyond. To the south west and north west are fields.

The site provides good links to the centre of the village and the school, as well as access to the many facilities available at Tops Garden Centre. There is an existing link via a footbridge which we intent to upgrade as well as providing additional pedestrian links along the eastern boundary.

The site has been put forward as a potential future housing site as part of the emerging Local Plan (the site is known as MK13) and the council have suggested we continue to engage with the forward plans team, which we will continue to do if possible.

 

Appearance

New homes will be provided at the same high standard as our previous scheme as well as homes being net zero carbon. We propose to use high quality materials which will compliment the surrounding houses. Roof scape will vary, there will be a mix of eaves and gable fronted roofs which will be designed to maximise efficiency of solar PV for all properties.

Landscape and Ecology

We will be providing attenuation ponds within the open space areas, these ponds have been designed to be permanently wet, and the level of the water will fluctuate as and when there is rainfall. The ponds will also create many opportunities for biodiversity as well as amenity value.

The open space areas will include the existing woodland area, there will be meandering footpath through these areas. The existing public right of way and the existing footbridge will be upgraded. New footpath connections will be created to provide additional connections to the heart of the village and beyond.

The open space areas will create many ecological and biodiversity opportunities, for example, nesting birds, bat roosting and creation of new habitats.

New planting will comprise of native hedging, shrubs and trees which also provide excellent ecology and biodiversity opportunities.

 

Sustainability

Homes will be zero carbon and constructed to the very latest construction techniques.  They’ll utilise sustainably sourced materials and renewable energy technologies to make them extremely energy efficient.  The use of solar panels combined with air source heat pumps result in our homes becoming zero carbon in terms of energy use.

The development will importantly secure biodiversity net gain, where a significant improvement in ecological, landscape and habitat will be created.

Water butts positioned within private gardens where possible to will capture rainfall from roofs and enable householders to utilise this source when gardening or washing their vehicles.

The homes themselves will be zero carbon…

Our zero carbon homes have air source heat pumps instead of gas boilers.  Couple this with high quality solar panels and high insulation levels, homes achieve as much prime energy* as they need.

* Prime energy is the regulated energy used to provide lighting, heating and hot water in the home assessed by a standard procedure.  This assumes a typical family lifestyle as indicated in the home’s Energy Performance Certificate.

Sustainability throughout our company

We’re a climate considerate developer, part of ‘Carbon Neutral Britain’ since 2023, having initially signed up to the United Nations ‘Climate Neutral Now’ pledge in 2021.  This commits us to measure our carbon footprint, take steps to reduce and where necessary offset our carbon footprint and report annually on our progress.

This site will be developed with the aim of reducing annual energy consumption and provide energy in the most environmentally friendly way to reduce the annual CO₂ footprint.  As recommended by CIBSE, Newland Homes’ approach is to adopt the three stages of priority, seeking to reduce energy use through the cleanest possible solutions.

Inside each home is an abundance of considered touches of award winning design.  Kitchens are carefully thought out not only in terms of practicality, but comfort too.  You can’t beat the kitchen being the heart of the home. Integrated appliances form part of the standard specification.  Natural light and task lighting all considered.  Principal bedrooms boast built in wardrobes and storage is always taken into account. Bathrooms ooze relaxation with high quality fittings including popular ‘rain’ shower heads.
