We’ve received outline planning consent for 140 homes plus a biodiversity and ecological support site at Stones Farm, to the north of Reeds and Middle Ground in Cricklade, off West Mill Lane, (accessed via Jenners Yard, Newland Homes’ recently completed development). We will now be progressing a Reserved Matters planning application for the development.

House design and mix
The homes are designed to be in keeping with Cricklade’s local character, and proposals include a mix of homes which will be open market, affordable (rented and shared), starter homes or first homes (for the under 40’s) as well as self build or custom build.
We envisage building heights to respect and respond to the existing surrounding scale of development, at the edges of the site there is opportunity to reduce the scale of building with single storey bungalows.
40% of the new homes will be affordable, which means that they are built for rent or to buy by local people who can’t otherwise afford a home.

Sustainability

Homes will be constructed to the very latest construction techniques and utilise renewable energy technologies.
The use of solar panels combined with air source heat pumps result in our open market homes becoming zero carbon in terms of energy use. This helps occupants shrink their carbon footprint.
Properties have been orientated to maximise solar gain. The high levels of insulation used in the fabric of the building also assists delivering significant energy savings.
Water butts positioned within private gardens where possible capture rainfall from roofs. A great resource for gardening or washing vehicles.
Habitat support area
• Newland Homes proposal is to build new homes on the field immediately north of the Reeds, however retain two fields to the north of the proposed housing free from development and create a habitat support area which will be protected in perpetuity
• The habitat support area will be designed and managed so that it becomes an extension of North Meadows.
• Rich plant species and ecology and a great place to walk dogs or sit and relax amongst nature.
