Land north of Collin Lane, Willersey

We are pleased to present proposals for 38 new zero carbon homes, including affordable homes ahead of a planning application being submitted.

The site is located north of our previous ‘Willow Green’ site with access taken from Collin Lane through the existing development.

Initial proposals were presented to the parish council for discussion in October 2025, being insightful in understanding potential constraints locally and to hear comments relating to sewerage capacity and highways.

We will look to respond to as many of these points as part of our planning application for consideration by officers.  In addition to this, we are keen to receive comments and feedback on our current layout proposals with a range of 1, 2, 3, 4 and 5 bedroom homes proposed.

Sustainability

Homes will be zero carbon and constructed to the very latest construction techniques.  They’ll utilise sustainably sourced materials and renewable energy technologies to make them extremely energy efficient.  The use of solar panels combined with air source heat pumps result in our homes becoming zero carbon in terms of energy use.

The development will importantly secure biodiversity net gain, where a significant improvement in ecological, landscape and habitat will be created.

Water butts positioned within private gardens where possible to will capture rainfall from roofs and enable householders to utilise this source when gardening or washing their vehicles.

The proposed new homes in Willersey will be zero carbon…

By replacing gas boilers in favour of air source heat pumps, high quality solar panels and upping the insulation levels, our zero carbon homes at achieve as much prime energy* as they need.

* Prime energy is the regulated energy used to provide lighting, heating and hot water in the home assessed by a standard procedure assuming a typical family lifestyle as indicated in the home’s Energy Performance Certificate.

Being zero carbon in their energy use means homes exceed current building regulations and both local and national sustainability policy requirements.  Homes are designed to maximise energy efficiency through their siting and orientation with high levels of insulation, photovoltaic panels and air source heat pumps for heating and hot water.

Proposals

The proposals have been reviewed by highway consultants to ensure safe and efficient access for residents. In addtion, surface water drainage will be managed on site through considered and sustainable drainage design.

Our proposals provide a mix of high quality range of 1, 2, 3, 4 and 5 bedroom homes, designed to enhance the site and complement the surrounding area.

Landscape and Ecology

Existing landscape features will be enhanced and managed to ensure the proposed development integrates into its existing setting.  Biodiversity on site will be improved with buffers to existing hedgerows, hedgehog highways, bird boxes and additional provision for swifts, bat boxes, pollinator planting, new tree planting and retention and management of retained features.

The proposed development follows a landscape-led design approach to reflect the rural village character with areas of open space along with electric car charging and generous car parking provision for homes.
