A new housing development in North Somerset is attracting a surprising demographic—Baby Boomers. Although this group is often considered the wealthiest generation in history, they have traditionally been more inclined to purchase older properties. However, a development in Claverham is bucking that trend.
Baby Boomers (born between 1946 and 1964) make up 44% of homeowners in the latest collection of new homes at Court de Wyck by Newland Homes, called the North Field.
Baby Boomers drawn to advantages of new-build properties
Historically, younger generations, particularly Generation Z (born between 1997 and 2012) and Millennials (born between 1981 and 1996) have shown the greatest interest in new-build properties. According to Strutt & Parker’s 2024 Housing Futures survey, which delves into what makes different generations tick, convenience, energy efficiency and low-maintenance living are among the key factors influencing their choices.
Housebuilder, Newland Homes, believes Baby Boomers are increasingly drawn to these same advantages. Court de Wyck in Claverham has proven so popular that only three homes remain available for purchase.

UK faces shortfall in housing tailored to Baby Boomers
Despite the rising demand, the UK still faces a shortfall in housing tailored to Baby Boomers and older generations. Only 2% of the UK’s housing stock is designated as retirement accommodation. While just 1% of Britons in their 60s live in such properties. The annual development of retirement housing has also fallen from 30,000 per year in the 1980s to just 8,000 per year today.*
Reg and Val Partridge are members of the Baby Boomer generation who have bought a new home at Court de Wyck. “We have found ourselves in a property that is much the same size of our previous home.
