When 2 become 1 – part exchange can make it happen! Lena and Phil were enjoying a Sunday stroll when they stumbled across Pear Trees by Newland Homes. They decided to take a look around the development of zero carbon new homes in Leckhampton. They had been together for three years at that point but were still living in separate houses in Cheltenham.
“We walked in to have a nosy to be honest. We thought the houses were out of our price range. However, the Sales Consultants were helpful and talked us through the different purchase options. Then the idea started to take shape of selling both our houses and moving in together” explains Phil.
Putting both homes on the market
The couple were smitten with ‘The Prestleigh’ house type at Pear Trees, a five-bedroom zero carbon detached home with solar PV and air source heat pumps. Unfortunately, all of these had already been reserved. With the idea of moving in together in its infancy, the couple started to house hunt.
Lena comments: “Once we decided to go down that route, we put both our houses on the market and started to look around Cheltenham. We wanted somewhere with excellent living space, a good-sized main bedroom, parking, a double garage and modern interiors too. However, there’s not that much variety in the town. We both work from home and didn’t want to take on the hassle of a renovation project or to live in a building site for months.”
‘Floating the idea of part exchange for one of our homes’
“My house sold quite quickly, so it was just Lena’s house to sell” Phil continues. “However, Lena’s sale was taking longer than anticipated. By this point we were on first name terms with the Newland sales team and got a call from them to say that a Prestleigh was unexpectantly back on the market – are we still interested? They floated the idea of part exchange for Lena’s house. In the spirit of not closing down an avenue, we decided to see what this would entail. After some discussions, buying the Prestleigh was achievable using part exchange.”
“We managed to find a brand new home in Cheltenham that is perfect for entertaining. The double garage gives us somewhere to play table tennis!” says Lena.
Hold the keys to both your old and new home for up to two weeks
The couple moved into their new home in January 2024, just six weeks after reserving the Prestleigh. One of the benefits of part exchange is the flexible move in date, where buyers hold the keys to both their new and old houses for up to two weeks, thereby remove the stress of moving all in one day. It’s a case of ‘when 2 become 1 – part exchange can make it happen’!
A fabulous experience
“It has been a fabulous experience buying our new home from Newland Homes. The solicitors recommended by Newland were great and the mortgage company they suggested we use pulled out all the stops to get us a more competitive interest rate on the day we were due to sign. We can’t praise everyone enough. The Newland team even helped ease the stress of move in day! Overall, it has been such a positive experience” comments Phil.
