Modern new homes - warmer, greener and kinder to your pocket
When you buy a Newland home you'll be the proud owner of a high quality new property that has been built with the environment in mind making it warmer, greener and more energy efficient to run.
A Newland home benefits from energy-efficient central heating, double glazing, draught proofing and high levels of insulation. This reduces the amount of energy needed to run your home and, of course, helps reduce your energy bills.
Our homes have many energy saving and green benefits...
Energy efficiency heating
Did you know?
New homes are 40 per cent more energy efficient than homes built even at the beginning of the 21st century thanks to modern materials and methods of construction including glazing and better insulation.
In fact the average annual energy bill of around £400 on a brand new three bedroom home would compare with more than £800 for a similar 1930s property, according to figures from the New Homes Marketing Board.
Our homes are fitted with energy efficient boilers* that boast a system efficiency of over 90%, classing it as a grade 'A'.

Layout & design
We design many of our homes in the most energy efficient way. This means that a lot of our homes utilise the roof space, reducing energy loss.
We also try to ensure that our homes have large windows facing either West, South or East to make the most of solar gain. This can achieve up to 10% of the total energy needs of a home over a whole year!
Solar Energy
Solar panels are fitted to selected Newland homes. This means that your home can generate its own hot water from sunlight. This solar energy is free, clean and safe.
It's an ideal environmentally friendly product because it does not produce any waste or pollution, using only natural sunlight.
Solar panels can reduce the need for conventional electricity or gas power and can help reduce your carbon footprint as well as your energy bills.
Smart Meters
Smart Meters are electrical devices that record the consumption of electric energy for monitoring and billing purposes and help you to become more environmentally aware.
We include Smart Meters on selected Newland homes.
Insulation
To cut heat loss we insulate the loft space as well as the floor area. Furthermore the walls have an enhanced thermal grade insulation to help retain heat and reduce sound.
Double glazing

Our windows are double-glazed and have Argon trapped between the two panes to create an enhanced insulation barrier. They are also fitted with trickle vents to provide controlled ventilation and use Low "E" glass to improve their thermal value.
Air Leakage
In the past buildings were 'leaky', and much of the required ventilation coming in and heat loss going out was provided by air leakage. Modern building construction however, aims to provide an airtight envelope in order for controllable ventilation to increase energy efficiency, eliminate discomfort from cold draughts, and prevent polluted air from entering.
We take great care in the construction of our new homes to reduce air leakage as much as possible. In fact we have achieved a 70% improvement on air leakage tests, which is over three times better than the Building Regulation requirement.
Conservation of water
The use of dual flush toilets and the installation of flow restrictors to baths, sinks and basins reduce the unnecessary usage of water.
Water butts are supplied on selected developments to provide a readily available supply of rainwater for garden use or car cleaning which reduces the use of the metered mains water supply and in turn your water bills.
